Technician cut open sheetrock ceiling to discover cause of water leak. Found water leaking on toilet copper water line from toilet tank upstairs. Provided options to repair or replace upstairs hallway toilet. Replacement of upstairs hallway bathroom toilet due to existing toilet tank leaking. Technician will install new toilet with new wax seal and water supply line. Technician will turn water off to home and install a new toilet shut off valve. Technician also waived leak search fee with toilet replacement option. Technician did not caulk the base of toilet due to tile broken and missing on the backside. Advised customer to make tile repairs and technician will return to caulk toilet if necessary. All work tested good upon completion.

Upon arrival, owner stated the downstairs/main level system stopped cooling. Found 2012 Trane up flow system with failed condenser motor and compressor due to failed capacitor and likely contributing factors pitted contactor and failure of compressor super boost. Owner opted to replace duel capacitor only; wanting to spend the least amount of money possible at this time. System resumed operation. No warranty for today’s service. Customer had water piling up on ceiling in garage. After opening up the ceiling neither the drains nor water lines had any sign of a leak. Right above where water was seen is the freestanding tub faucet with a loose base plate. Water more than likely was coming out of the wand side of the faucet and dripping down under the base plate. Siliconed trim plate and told customer to air out the ceiling.

Inspect Rinnai RL94 tankless in 2nd floor closet and assess overall condition of unit.
Homeowner inquired about a leak on the back porch. Technician found that hose bib was dripping water into freeze cover causing water to puddle up at back porch. Removed old leaking hose bib and shark bite, isolation valve for hose bib and replaced with new quarter ball valve and new hose bib. Sealed hose bib with clear silicone and fastened to wall. Technician found that part of hot water line was connected via sharkbite supply line. Removed supply line and made permanent connection with copper. Checked for leaks. No leaks. Installed new 3/4 quarter turn ball valve as courtesy.
Install outdoor outlet flush on side of back patio. Will need to cut sheet rock

For this job customer had a federal pacific panel and the breaker had gone bad. I replaced the panel in the basement with a new 42 space QO panel. Also installed whole home surge protection in the main panel as well as dual function breakers where GFCI is needed. Provided and installed seven google nest smoke detectors through out the home in the hallways and bedrooms.
Used tub gun to clear drain. Ran hot water for 10 minutes to make sure no backing up occurred.
